Buying property in Australia can feel a bit like navigating a minefield, which is why more and more people choose to work with a buyer’s agent.

However, as the industry has grown, choosing the right agent from the hundreds of available options can be almost as daunting as finding the right property. The silver lining is that brilliant buyer’s agents do exist, if you know how and where to find them.

That’s why I created this list. It’s based on my own research from all across Australia. I focused on track records, specialisations, the agency’s founder, and how they address common needs.

Before we begin, I should point out that not every buyer on this list is right for every requirement. I intentionally selected some agencies based on their ability to serve left-of-field requests, so bear that in mind as you consider which one is right for you.

How I put this list together

With so many agencies claiming to be the best, I want to be upfront about who makes this list and why. There’s a set of basics every good buyer’s agent should meet, and then there’s the question of fit, which is more personal.

Proper licensing: Every buyer’s agent must hold a valid real estate licence in the states where they operate. Licensing in Australia is governed at the state level, so an agent covering multiple states needs to be properly licensed in each one.

True independence: A genuine buyer’s agent should work exclusively for you, the buyer. If they’re pushing their own listings or taking kickbacks from developers, you won’t necessarily be getting the best advice. The Real Estate Buyers Agents Association of Australia (REBAA) requires true independence in order to gain membership, so this was an important consideration.

Real agent networks: In many cases, a buyer’s agent will suggest off-market properties, meaning they haven’t yet been publicly listed. The ability to do so requires solid networks of real estate agents and selling agents, often built over many years. This was a key part of my research.

Track record and reputation: I looked for strong evidence that the agent actually performs, including Google reviews, client outcomes, industry awards, and whether they’ve had any media appearances.

The best buyer’s agents in Australia (2026)

1. Moove

1. Moove

Moove is a tech-enabled property buyers agency led by Mark Mendel, operating nationally across Sydney, Brisbane, Melbourne, Perth, Adelaide, and Canberra. I found that most buyers mention several factors in their positive reviews: affordable pricing, a well-structured end-to-end process that was completely transparent, and an excellent network of agent relationships.

The last point, agent relationships, feeds into Moove’s ability to suggest off-market properties and pre-market opportunities. Most importantly, the team manages the entire process, including initial search right through to the final settlement process.

Mark has a strong public presence through Moove’s TikTok channel, which might not sound that unusual, but it’s fairly cutting-edge in the world of real estate. This gives you a chance to get a feel for the team and how they work before you even meet.

In terms of credibility, Mark is also a regular on leading property podcasts, including Ray White’s Off The Hook, so he’s recognised across the industry. Moove clients regularly report that the property search was compressed from 18 months of solo searching down to around three months with the agency’s support.

In addition to all of the above, Moove’s pricing is extremely competitive compared to many of the bigger agencies on this list, which is what ultimately gained it the top spot. For most people, this is the best place to start if you want a top-notch service without the white-glove prices.

2. Search Property

Search Property is mainly geared towards investment buyers, helping you find high-yield properties in both regional and metropolitan areas. The company has some solid awards that immediately give me confidence in their credibility, including a ranking of 15th in AFR’s Fast 100 list for 2025, and number 43 in the Financial Times’ High-Growth Companies in Asia-Pacific this year (2026).

The agency’s founder, Ravi Sharma, also has a very impressive backstory. By the age of 32, he had a personal property portfolio worth in excess of $25 million, and he also hosts a YouTube channel (Personal Finance with Ravi Sharma) that has more than 100,000 subscribers.

Average capital growth for clients is reported to be 41% after three years, and average rental yield (in relation to purchase price) currently sits at 7.25%.

Overall, I would say Search Property is one of the leading contenders on the list if you’re looking for an investment property.

3. Dilleen Property

Dilleen Property was founded by Eddie Dilleen, a self-made property investor who grew up in a housing commission in Western Sydney, and had established a personal portfolio of more than 80 properties by the age of 31. Eddie is the bestselling author of 30 Properties Before 30. He was also the winner of the REB Buyers Agency of the Year award for Residential Investment in 2026.

A bit of digging revealed that Eddie is well-known and highly regarded in Australian investor circles. His agency, Dilleen Property, focuses on building portfolios with equity growth in mind, applying a process the team refers to as "equity manufacturing". The goal is to find and buy properties that will gain value relatively quickly, so you can use that growth to fund the purchase of more properties.

They seem to be successful in what they’re doing. Reviews from investors on the website report $1M+ in equity being built across multi-property portfolios.

Dilleen places a strong emphasis on off-market properties and below-market-value opportunities, both of which can be rough diamonds in terms of gaining value in a relatively short timeframe. I would recommend this agency to people who are looking to get into investment, rather than people just looking for a solid, single property.

Purpose Property is a Brisbane-based buyer’s agency led by Luke Wiles, a young entrepreneur whose property portfolio is now worth more than $10 million. The team covers Brisbane, Logan, Ipswich, South East Queensland, and Victoria, and they work with most types of clients, including investors, first-home buyers, renovators, and even expats.

Luke is very active on YouTube, where he gives you insights into his own portfolio journey, along with examples from some of his clients.

Obviously, Purpose Property is only in the running if you’re specifically focused on Brisbane, South East Queensland, or Victoria, but the more local focus can also be an advantage because of specific market knowledge.

InvestorKit has won REB’s Best Buyer’s Agency for three of the last four years (2023, 2024, and 2026). However, they are less accessible to some buyers. The intake process requires at least $125,000 in savings or equity, so some people reading this article will be immediately ruled out.

That said, for those who can participate, the premium price gives you access to a white-glove service. Each client is assigned a five-person team of specialists, comprising strategy, research, acquisition, negotiation, and post-settlement help.

According to their website, their team makes 500+ calls per week to find off-market properties, and they work with a national network of more than 1,000 real estate agents. They state that ~70% of all transactions they manage are off-market.

House Finder focuses exclusively on capital cities across Australia, and they prefer to work with investment buyers. Their focus is on finding off-market properties at prices that can be as much as 20% below market rates.

Of course, you always need to look a bit further than marketing numbers on a website, and in this case, feedback from clients seems to back up the claims. House Finder has more than 400 glowing reviews on Google, and many people mention how knowledgeable and helpful the team is.

Part of the process includes on-the-ground inspections carried out by the team, and these can include detailed photos and video walkthroughs, which are especially useful for interstate buyers.

As with the previous listing, House Finder is a recent award-winner, taking first place in this year’s ABAA Australian Buyer’s Agency of the Year award (2026). The agency was founded by Simon Woo (who receives specific mention in many reviews). Simon was generating $100,000 in passive income within seven years of buying his first property.

As mentioned, House Finder’s focus is intentionally narrow, which allows them to do what they’re good at. If you’re an investor and you’re looking for attractive options in capital cities, this agency is definitely worth considering.

Property Cashflow is one of the most niche agencies on this list, focusing on property investment strategies that can generate the greatest returns. Some examples include NDIS/SDA properties, co-living setups, dual-occupancy properties, and house-and-land sales.

Many of these fields require specific expertise relating to compliance and lending, which is how Property Cashflow has carved out a unique offering for itself. Most mainstream buyer’s agents will pass on this type of property due to its highly specialist nature.

I should mention that this is a relatively small and boutique operation compared to most others on this list, but it still deserves a mention due to its appeal for potential investors.

My intention here was to highlight some of the best buyers agents in Australia, while also covering a variety of specific requirements. As you can see, we finished with seven different companies that all excel in what they do.

Each agency on this list has its own strengths. Moove is a strong all-round option, InvestorKit suits serious portfolio builders, and Dilleen Property, Search Property, and House Finder are worth considering for investors. Purpose Property is a good fit for Brisbane, SEQ, or Victoria, while Property Cashflow stands out for more specialised investment strategies.

Whichever path is right for you, make sure you have your finances sorted before you approach an agency. It’ll be one of the first questions they ask, and it can make a big difference to how confidently you move when the right opportunity comes up.
